This large six acre tract of land located near Mannford, Oklahoma, also comes with six big perks:
- It’s located on a paved state highway – OK-48 – giving it excellent road access and more than 495 feet of frontage.
- It has a creek on the back-side of the land, and the beginnings of another creek on the front-side.
- There’s a nice, private, level area right smack in the middle of the land, nestled among the trees.
- It has sloped topography on the sides of the land creating a kind of natural boundary.
- There used to be a home located here many years ago, and some of that infrastructure remains, including a driveway culvert – which has been verified by a partial survey! There’s also what might be a septic tank – although we make no guarantees as to it’s usability.
- It’s big! 6 acres is a lot of terrain for you to explore and sculpt to your liking. And that six acres doesn’t even include the more than an acre of additional “buffer” created by the OK-48 right-of-way!
Being just half an hour from Tulsa means this could be a great place to build a house or install a modular or mobile home. Yes, that’s right, the zoning here allows for single-wide’s and doubles too!
There’s already a driveway culvert installed from OK-48, so you can drive right onto the land, and with a little clearing of the trees, you should be able to drive all the way to the home-site. There is some kind of pond built toward the sloping edge of the NE corner. Regarding the condition of all existing infrastructure, we make no guarantees. We have priced the land as if there are no improvements – meaning that if you can get any permanent use out of the existing improvements, they’re your bonus.
This land was burned during the tragic 2012 Mannford fires, and so a good portion of the land is still in recovery from the burn. There is some debris from the fire on the land, but nothing too crazy.
