There’s already a driveway culvert installed from OK-48, so you can drive right onto the land, and with a little clearing of the trees, you should be able to drive all the way to the home-site. There is some kind of pond built toward the sloping edge of the NE corner. Regarding the condition of all existing infrastructure, we make no guarantees. We have priced the land as if there are no improvements – meaning that if you can get any permanent use out of the existing improvements, they’re your bonus.

This land was burned during the tragic 2012 Mannford fires, and so a good portion of the land is still in recovery from the burn. There is some debris from the fire on the land, but nothing too crazy.

The Region

Creek County is located just to the west of Tulsa, making it an easy commute for work or shopping. The county is predominantly rural, with more development closer to Tulsa, especially once you get to Sapulpa. Keystone Lake dominates the northern portion of the county in terms of recreation and things to do.

The Neighborhood

This land is located south of Mannford on Oklahoma State Route 48, which runs a little ways north to Mannford, and South to Bristow and beyond. This is a rural area with most homes being on acreage. There appears to be wildlife in the area, since there are so many acres of woods with creeks, etc.
